PhillyFlow finds Philadelphia rental-property listings, runs the investment math on them, and sends you the results by email and dashboard. That's the service — deal discovery and analysis, delivered.
Every number PhillyFlow shows is an estimate built from public listing data, public city records, and statistical models. Rent estimates, cash flow, cap rates, taxes, deal rankings, and AI-written notes are informational only. They are not investment, financial, legal, or tax advice, and PhillyFlow is not a real-estate broker or advisor. Markets move, listings contain errors, and models are wrong sometimes — that's why we show our uncertainty flags instead of hiding them. Independently verify every number, inspect every property, and consult your own professionals before making an offer.
The service is provided "as is." We work hard to keep the data fresh and the math honest, but we don't warrant that any listing is accurate, still available, or a good investment, or that the service will be uninterrupted or error-free.
The free plan is free. Pro is $29/month — or your locked founding rate if you joined under a founding offer, which stays yours for as long as your subscription remains active. Billing is monthly through Stripe. Cancel anytime from the dashboard or by replying to any PhillyFlow email; cancellation takes effect at the end of the current billing period, and you keep Pro access until then. No partial-month refunds, no cancellation fees, no games.
One account per person. Don't resell, scrape, or systematically redistribute PhillyFlow's digests, data, or analysis — forwarding a digest to a friend is fine (encouraged, even); republishing our deal feed is not. Don't use the service to break the law or to interfere with its operation.
Your criteria are yours. The PhillyFlow name, site, rankings, analysis, and presentation are ours. Public facts about properties belong to no one.
To the maximum extent permitted by law, PhillyFlow's total liability for any claim arising out of the service is limited to the amount you paid us in the twelve months before the claim. We are not liable for investment losses, lost profits, or indirect, incidental, or consequential damages. Some jurisdictions don't allow certain limitations, so parts of this may not apply to you.
You can close your account anytime. We can suspend or terminate accounts that violate these terms, with a refund of any unused full months if the violation wasn't yours.
These terms are governed by the laws of the State of New Jersey, and disputes belong to the state or federal courts located in New Jersey.
If we change these terms in a way that matters, we'll email you before the change takes effect. Continuing to use PhillyFlow after that means you accept the new terms.
